Understanding FEMA Flood Zones

Special Flood Hazard Areas (SFHA)

Zones A, AE, AH, AO, AR, V, and VE are designated as SFHAs. These areas have a 1% annual chance of flooding (also called the "100-year flood"). If your property is in an SFHA:

  • ▸ Flood insurance is typically required by lenders
  • ▸ Building permits may require elevation certificates
  • ▸ Development may require no-rise certifications
  • ▸ LOMA/LOMR may be available to remove from SFHA

Non-SFHA Zones

Zone X (shaded or unshaded) indicates areas outside the SFHA with minimal or moderate flood risk. While flood insurance is not federally required, your project may still need:

  • ▸ Local stormwater management compliance
  • ▸ Drainage design and grading plans
  • ▸ Site-specific flood analysis for lending
  • ▸ Elevation certificates for insurance rating
